*Project Completion*
HMOs and New Builds. We’re good at them!! How much development can you get out of one property??? Quite a lot when you work with us.
We regularly pass our past projects during our Monday morning consultations, including this one in Filton, Bristol.
First off we achieved planning permission for a new build dwelling to the side plot of the existing property, for the original property owners. It was quite the fight with the planning authority, but got it through.
The original owners then sold the property with planning permission to a developer @fairholmestatesuk , who wanted to take it forward in their own way. We submitted for a large single storey rear extension and loft conversion to the back of the existing house, followed by then obtaining planning approval to make it a 7 bed HMO. This was a genius move with the property being so close to Southmead Hospital.
Following completion of the work to the existing dwelling, we then submitted an application to make the new build dwelling a 5 bed HMO which includes a new loft extension after it was built.
Safe to say, what was a plot with a 3-bedroom home, now has in excess of 12 rented bedrooms to professionals, all bringing in a a lovely return of investment for the developer!! Congratulations to them!!! It's not wonder when you look at the level of finish they have provided!
