OUR PROCESS
As part of our service we offer free consultations where we attend your property, listen to your brief, discuss design considerations and then advise on the overall process. The consultation also allows you to meet one of us who will be your main point of the contact throughout the entire project, where you can ask us as many or as little questions as you like to get the most out of our knowledge.
Following the consultation we issue you a fee proposal for your consideration which is bespoke to your project based entirely around the brief we discussed. Allowing bespoke quotations ensures maximum engagement per project and a process that is fit for you, as well as a cost effective and competitive solution.
Subject to acceptance of the fee proposal and instruction to proceed, we organise a second visit to your property where we carry out a detailed measured survey which will allow us to produce the existing plans, elevations and 3D views of your property. In addition, during the survey we will go into more depth regarding your brief to ensure all aspects are to be considered during the next stage of drawing production.
Dependant on the brief for the project we typically include a scheme design process to ensure that the client obtains maximum benefit from our design ideas. We produce multiple design options for client consideration and present them in an order which allows them to understand the pros and cons of each potential solution. We usually see that clients like to pick and choose different elements from each design until we have a final design solution that the client wish to proceed with.
Planning consent is usually required for most residential projects, however there are some instances where this can be avoided by utilising permitted development rights for certain works. Following scheme design acceptance we will produce a full pack of information for planning consent, which is dependent on the type of project being submitted. We remain involved throughout the entire planning process, including liaising with all external parties and the planning officer to ensure the development has the best possible chance of gaining approval.
Following planning approval, Building Control approval will be required for most design and building work. During this stage we produce the technical architectural drawings which include full construction sections, details and specifications that a builder can build from. The plans are submitted to building control who will then provide approval in advance of the construction starting on site. This is recommended for the majority of residential construction projects to ensure compliance with current building control regulations.
